Draft Letter to Tenant returning Security Deposit less Deductions

A landlord has a right to deduct the amount of money from the security deposit of the tenant if the tenant has caused any genuine damages to the property of the landlord and for the amount of rent unpaid as on the last date of vacation notice period.

It is important that the landlord communicate in detail how much amount is being deducted from the security deposit and the reasons behind such deductions. And, how much amount is being refunded finally. Such correspondence should be in writing for it may be of use legally if matter gets disputed.

Please understand I had strictly advised you at the beginning of your stay to be careful while using the property and not to cause any damage. Now I have to spend some money to repair all the above damages, the estimated cost of which would be around (amount).

I have your interest-free security deposit amount of .................. I am hereby deducting a sum of ............. from it to incur money on fixing the said damages. The rest amount of ............. is hereby refunded by a cheque no. ............ dated ............ The deduction is being done as per the clause .... of the said rent agreement.
